Physician supply

Independent groups in the relevant specialties, their facility affiliation, and which ones surrender the facility fee today. Every named practice carries its NPI in print so any claim can be checked in ten seconds.

Competitive density

Medicare-certified centers in the market, operating room counts, ownership structure, and where independent physician ownership is actually concentrated — derived from the federal Provider of Services file.

Regulatory pathway

Certificate of Need status and threshold, licensure agency, plan review sequence, and the governing construction standard with its citation. Several states gate a project on CON before construction regardless of dollar amount.

Comparables are labeled for what they are. A closed, named, priced transaction and an active listing are not the same evidence, and the report does not present them under the same heading. Where a market's comparables are leasing benchmarks or aggregates rather than verified completed sales, it says so at the point of use.
