A multi-year reserve schedule tied to the assessment, so replacement is funded on a cycle instead of discovered as an emergency.
Vendor and contract oversight
Service agreements reviewed against scope actually delivered, with renewal dates tracked and pricing benchmarked.
Compliance and life safety
Inspection cadence, documentation, and the accreditation-facing records that get requested at the least convenient time.
Project representation
Owner-side oversight on tenant improvements, expansions and system replacements, from scope through closeout.
Operating cost review
Where the operating budget is going and which line items are drifting against benchmark year over year.
